"How much will my kitchen remodel cost?" is almost always the first question homeowners ask — and it's a fair one. The honest answer is: it depends on scope. Here's how to think about it before you request an estimate.
The Three Tiers of Kitchen Remodels
1. Cosmetic Refresh
Paint or refinish existing cabinets, swap hardware, update the backsplash, and replace countertops without changing the layout. This is the most budget-friendly path and can dramatically change the feel of a kitchen without touching plumbing, electrical, or framing.
2. Mid-Level Remodel
New cabinets (not just refaced), new countertops, updated lighting, and possibly relocating an appliance or sink within the existing footprint. This tier usually involves some electrical and plumbing work but keeps the same general layout.
3. Full Gut Renovation
Wall removal for an open-concept layout, reframing, all-new electrical and plumbing rough-in, custom cabinetry, and often extending into an adjacent room or great room. This is the most expensive tier by a wide margin, but it's also where the biggest functional improvements happen — especially in older Johnson County homes with choppy, closed-off layouts.
What Actually Drives the Price
- Layout changes. Moving plumbing or knocking out a load-bearing wall adds real cost — structural work, permits, and inspection all come into play.
- Cabinetry. Stock cabinets, semi-custom, and full custom cabinetry can vary enormously in price for the same square footage.
- Countertop material. Laminate, butcher block, quartz, and granite all sit at very different price points.
- Appliance package. Whether you're keeping existing appliances or upgrading the whole package matters more than most homeowners expect.
- Site conditions. Older homes (common throughout Overland Park, Shawnee, and Mission) sometimes reveal outdated wiring or structural surprises once walls open up.
